    We start with your goals, timeline, and comfortable payment. No paperwork required for this first conversation, just clarity on where you are and where you want to go.

  2. Step 2

    Pre-Approve

    A thorough review of the information needed to understand potential eligibility and build a strategy around your purchase. Where appropriate, we can move toward a stronger, more thoroughly reviewed approval.

  3. Step 3

    Shop

    You search for a home with a clear picture of your budget, options, and strategy. I stay available as questions come up, and I am happy to talk with your agent when helpful.

  4. Step 4

    Contract

    Once under contract, we translate strategy into the property-specific loan. This is where a Total Cost Analysis becomes especially useful, comparing your real options side by side.

  5. Step 5

    Underwrite

    The loan is reviewed according to the applicable lender and program requirements. My team keeps the process organized and communicates clearly through each condition.

  6. Step 6

    Clear to Close

    Once conditions are satisfied, the file moves toward closing. You will know what to expect on signing day and what happens with funding.

  7. Step 7

    Get the Keys, and Beyond

    Closing is the beginning of the relationship. Through Mortgage Under Management, I keep an eye on PMI removal windows, meaningful refinance opportunities, and equity milestones, and reach out when it is worth a real conversation.
