A quick introduction.

If you have ever left a mortgage conversation feeling like you were being processed, not advised, that is the exact problem this practice is built to solve.

I am a mortgage advisor at Waymaker Mortgage in Central Texas. My job is to look at your full financial picture, your goals, your timeline, your cash, your long-term plan, and build a mortgage strategy around what you are actually trying to accomplish. Most advisors' work ends at the signing table. Mine is designed to start there.

What goes wrong, and what I do instead.

81% of young homeowners have at least one regret about their mortgage. It is almost never about the house. Here is the pattern I see:

Wrong down payment structure.

I run a Total Cost Analysis before we decide anything. It shows the 10-year outcome of every option, not just the monthly payment. The right down payment for you might not be the one you assumed.

PMI that was avoided or mishandled.

PMI is a tool, not a penalty. In many Central Texas markets, getting in a year or two earlier outperforms waiting to save 20%. I run that math with every client so the decision is based on numbers, not fear.

The refinance nobody called about.
